The price per square foot formula

price per sq ft = total price ÷ area in square feet

Worked example: a listing at $425,000 with 1,850 sq ft of living area works out to $425,000 ÷ 1,850 = $229.73 per square foot. A neighboring house at $389,000 with 1,560 sq ft is $249.36 per square foot — the cheaper house is the more expensive one per foot, which is exactly the kind of thing the metric is for.

For rentals use the monthly rent (a $2,400 apartment of 900 sq ft is $2.67 per sq ft per month; commercial leases quote the annual rate, so multiply by 12). For materials divide the quote by the area it covers: $3,600 of laminate for 600 sq ft is $6.00 per square foot installed.

What price per square foot does not tell you

The metric strips out everything but size. It ignores lot value (a small house on a big lot looks “expensive”), condition and age, the number of bathrooms and kitchens (fixed-cost rooms make small homes pricier per foot), unfinished space that some listings count and others do not, and location within a neighborhood. Treat it as a first filter for comparing similar homes, then look at the actual comparable sales.
